Elevators and loading docks
Most larger complexes require you to reserve the elevator or the freight lift for a specific window, and some limit that window to a couple of hours. We confirm the reservation time with you before move day and plan the load around it, so the truck is parked and ready when the window opens.
Buildings without a dedicated freight elevator take longer, since everything moves through the same lobby and elevator as residents. We schedule extra time for those buildings rather than rush and risk holding up the elevator past the reserved window.
Parking and loading zones
Guest parking near the building entrance fills up fast on weekends, which is one more reason we ask about loading zones ahead of time. Some complexes have a designated spot for moving trucks near the leasing office, others expect you to use visitor parking and carry items further.
Getting this wrong on move day means parking a block away and doubling the walk for every box, so we try to sort it out during the initial call.
HOA and property management rules
Gated communities and larger complexes around Irvine often have written move-in and move-out rules, covering hours, which entrance to use, and sometimes a deposit held against damage to hallways or elevators. We ask for a copy of those rules when we book the job.
Following the property's own rules matters more than following our usual routine, since a fine or a delayed elevator reservation affects you directly, not just the moving day schedule.
Move-in versus move-out day differences
A move-out day usually runs faster since everything is already boxed and staged, while a move-in day depends more on how quickly a new tenant wants furniture placed in specific rooms. We ask which type of day it is upfront so the crew paces the job correctly.
Some Irvine complexes require a walk-through inspection right after move-out, so we try to finish loading with enough buffer for that inspection rather than rush the last few boxes.
